"Should I sell my home now or wait until spring?" This is a pretty common question from homeowners because many homeowners believe selling a home during the fall or winter months is not a good idea and that the spring is the only time a house should be sold.  See there is a bit of a myth when it comes to selling a house in the Spring. Yes, it is traditionally a busier time of the year for home sales and that is simply because that is when everybody else lists their houses. Builders do it, homeowners do it and that’s the very reason you shouldn’t. The competition with your home increases dramatically especially with new construction and you don’t want to be competing with lots of shiny new houses.

There is no doubt that the "spring market" is a great time to be selling and buying real estate, however, the in-between season may be the best fit for you for many reasons:

Fewer Competitors

Since most people are not ready or willing to sell their home now, you will have less competition to worry about. This could help you get a better price on the home. Remember Supply and Demand. When there are fewer homes that a buyer has to choose from,  it will also increase the probability that an offer will be received and you will get the maximum amount of money for your home.

More Serious Shoppers

People usually have free time since most folks typically take time off around the Holidays and around the first month of the year when work projects and calendars aren't set. People will be available to view your home during the day. This means that you won't have to leave your home in the evening or on a weekend to allow the real estate agent to show your property. Remember: Homes are sold and bought 365 days a year. Now some buyers may stop their home search because it is the fall or winter, but serious buyers will continue to look at homes, no matter what time of year it is.

Quicker Transactions

This boils down to the fact that there is very little inventory out there. How will this help you and your potential buyer? Simple. There are fewer real estate transactions than there will be in the spring which means no long lines. This translates to convenience. Think mortgage lenders and the number of loans they usually process, attorneys that still have availability in their calendars and have fewer closings to do, home inspectors have fewer inspections to do and the list goes on.  All of these factors should lead to a quicker transaction and closing for all the parties involved.

Potential Job Transfers Create Urgency

Much like the scramble to get everything ready before the school year starts or before the run-up to the holidays, it is common for people to want to get their relocation done at the start of the year. The transfer or migration of jobs usually happens during the first two months of the year. These people are the serious buyers who are very motivated to buy and move in right away since they don't have the luxury of waiting for nicer weather.

Certainly most real estate markets across the United States experience a "spring market rush" every year. You see, as with every decision in life, there are pros and cons, and choosing when to sell a home is no different. There are many factors that need to be taken into consideration before deciding when to sell a home.

The truth is, when you're ready to sell, it doesn't matter what season it is. Real estate markets change from year to year, from month to month. They change from city to city, and even from neighborhood to neighborhood. It has always been very difficult to time the market.

As Franklin famously said, “don't put off until tomorrow what you can do today.” If you think you are ready to sell your home now is the time to talk to an agent and get your place ready for its next owner.
